governs the division of land into lots and parcels in the City of AI, Maine.
This title is adopted pursuant to 30-A M.R.S. § 4401 et seq. and the Charter of the City of AI.
Subdivisions of land within the City of AI shall conform to this title, the zoning code, and any applicable adopted neighborhood plan.
Subdivision application fees are set in the city fee schedule and shall cover the city's cost of review.
Major subdivisions (5 or more lots) require Planning Commission review, public hearing, and final plat approval by the Council.
An approved vesting tentative map confers vested rights to develop in accordance with the rules in effect at the time of vesting for 24 months from approval.
A final plat shall be submitted within 24 months of tentative approval, signed by a Maine licensed land surveyor, and shall include all easements, dedications, and improvement guarantees.
Minor subdivisions (4 or fewer lots) may be approved administratively by the Director of Permit Central.
Lot line adjustments that do not create new lots may be approved administratively.
Reversions of subdivided lots to acreage require Council approval after public hearing.
New subdivisions of 5 or more lots shall place all electric, telecommunications, and cable distribution underground.
Subdivisions shall include a stormwater mitigation plan compliant with the city's Storm Water Management Manual and the Maine DEP MS4 permit.
